The project & the developer

The biggest
urban regeneration project in Romania

An emblematic project in Brasov that respects the past, improves the present and builds the future.

1925

Opening of the aircraft factory

The history of the platform begins in 1925 with the opening of the aircraft factory. For two decades it produces some of the most innovative fighter planes of the time including the I.A.R. 80, used in World War II.

1947

State Metallurgical Enterprise

The Russian occupation radically changes the platform's story. In 1947, the Autonomous Regia I.A.R. was abolished and the plant was transformed into the State Metallurgical Enterprise.

1948

Tractor Plant Brasov

A year later, in 1948, the State Metallurgical Enterprise became Uzina Tractorul Brasov and the aircraft factory became a production unit for agricultural machinery.

2007

Industrial past meets offices of the future

In 2007 the plant is closed and goes into liquidation, and the auction for the sale of the platform is prepared. The real estate company Flavus Investments buys the platform, following an auction in which seven companies applied, and the conversion of the space into a business campus begins.

2012

Modern class A office space

In the following years, the old factory buildings are undergoing an extensive process of renovation and conversion into modern Class A office space. The exterior architecture is preserved as a form of respect for the old functions of the area. At the same time, in 2012 Ceetrus (called Immochan at the time) acquires the platform and continues the urban regeneration process for the whole area, integrating mixed functions on a total area of 120 hectares.

2017

CEETRUS acquires the office project and integrates it into the Coresi district

In July 2017, Ceetrus (called Immochan at the time) acquires the office project and integrates the 40,000 square meters GLA in Cartier Coresi, a large urban regeneration project, emblematic of the company's new vision. Ascenta developers become strategic partners of the project.

2019

Coresi Business Campus

March 2019 marks a major milestone in the Coresi Business Campus project, with the completion of construction of building H1, part of phase three of the development. The H1 building has an area of 15,000 square meters and the investment in its construction totaled €14 million.

A sustainable project, BREEAM "Very Good" certified

Coresi Business Campus is proof that inspiring projects transcend generations in a responsible way.
The conversion of the 26,000 sqm industrial site into modern office space came with pleasant surprises:

10.000 m3

Building materials (concrete and brick) were saved by preserving existing industrial structures.

20.000 m3

Waste material from demolition was reused (crushed concrete).

30.000 m3

Recycled materials were used until construction was completed.

Buildings in the first and second phases of development have been BREEAM certified - level "Very Good", and the H1 building in phase three is entering the certification process.

The project provides the city and the region with 20,000 square meters of outdoor green space, seating areas and Class A offices.

Thousands of jobs have been created in Brasov by attracting top companies to the project.

Phase 4
of development

With the completion of the H1 building in phase three of the development, preparations have begun for phase four of the project. This new phase will see the construction of two office buildings (U1 and H2) with a modern design, Class A facilities and a leasable area of 25,000 square metres.

Coworking space
for the business community

We have listened to the needs of the community of partners and the residents of the Coresi district, and a co-working space and a conference area are about to open. They will have a total area of 1,300 square metres and will be located on the ground floor of the H1 building.

Urban regeneration continues
in Cartier Coresi

After the development of retail spaces (Coresi Shopping Resort), apartment buildings (Coresi Avantgarden) and office spaces, the iconic Hangar will be revitalized. The definition of new functions relevant to the Coresi neighbourhood community is a priority for CEETRUS.
